Before You Buy

Home Inspection

A home inspection is a thorough, professional evaluation of a property's condition — covering the roof, foundation, electrical, plumbing, HVAC, and more. It gives you an objective picture of what you're buying before you commit, and can be a powerful negotiating tool if issues are found.

Appliance Age & Warranties

Check the age and condition of major appliances — refrigerator, washer/dryer, dishwasher, water heater, and HVAC. Ask the seller for any existing warranties or service records. Knowing what's near end-of-life helps you budget for replacements and avoid surprises.

Pre-Closing Walkthrough

Schedule a final walkthrough of the home shortly before your closing or settlement date. This confirms the property is in the same condition as when you agreed to purchase it — all agreed-upon repairs are complete, nothing has been removed, and no new damage has occurred.

Once You Move In

Change All Locks

One of the first things to do after getting your keys is rekey or replace every exterior lock. You have no way of knowing how many copies of the previous keys exist. While you're at it, check that all window locks are functional — a surprising number of break-ins happen through unlocked windows.

Security Cameras & Doorbell Devices

Install a video doorbell (such as Ring or Nest) at your front and back doors. These devices let you see and speak with anyone at your door remotely, deter package theft, and provide footage if an incident occurs. Many are easy to install yourself and connect to your smartphone.

Smoke Alarms & CO2 Monitors

Test every smoke alarm and carbon monoxide detector in the home. Replace batteries and check expiration dates — most detectors have a lifespan of 7–10 years. CO2 poisoning is odorless and invisible, making working detectors essential for your family's safety.

Transfer Utilities to Your Name

Contact your electric, gas, water, internet, and trash providers to transfer accounts into your name as of your move-in date. Doing this promptly avoids service interruptions and ensures you're only responsible for usage from the day you take ownership.

School Registration & Bus Schedules

If you have school-age children, register them with your local school district as soon as possible — some districts have enrollment deadlines or waiting lists. If your children will ride the bus, confirm exact pickup and drop-off times and locations so there are no surprises on the first day.

Neighborhood Watch

Check whether your neighborhood has a watch program and sign up. These community networks share information about local safety concerns, suspicious activity, and emergency alerts. It's a simple way to connect with neighbors and add an extra layer of security to your block.
